“The heart of that house, a smile of joyous well-being and of welcome for all, an intensely human house….” With this phrase by Frank Lloyd Wright the owners describe their Villa, an old elegant 18th century stone farmhouse that has recently been very carefully restored near Orvieto. The property has a stunning view over the surrounding villages and the city of Orvieto. In the house special attention has been paid to detail with high quality furniture, floors in antique tiles, wooden ceilings and a splendid, tastefully furnished living room that has been built out of the former animal shed. The house stands inside a well maintained and completely fenced in park of nearly 4 acres with a swimming pool below the house and an outdoor dining area under a shady pergola. About ten metres from the main house is a well restored and furnished annex. Besides the beauty of the farmhouse and the rest of the property, this Borgo is particularly interesting for its vicinity to the principal Umbrian and Tuscan centres and, in particular, the splendid city of Orvieto, world renowned for her art, culture and typical restaurants. The property is easily reached thanks to the nearby A1 Rome-Milan motorway, Rome Fiumicino airport and the main railway line. An electric gate leads directly to the house along a driveway delimited by ornamental bushes and roses.
GARDEN - PARK: designed by a famous landscape architect, the 4 acre garden park maintains a perfect balance between the farm - house and the surrounding landscape. Sculptural bushes of broom, antique roses, lavender and rosemary, old walnut trees, olives and various fruit trees all find a place here. The landscape comes into the garden and the garden becomes landscape. At the extremity of the park, near a small forest furnished with table and chairs, there is the entrance of the “Grotta dei Sapori” (The flavours grotto). It is excavated from the typical tuff underground of the Orvieto area. In the grotto, furnished in a medioeval style, it is possible vine and food tasting.
SWIMMING POOL: open from last Saturday of April till first Saturday of October, it has been made with quality material and tiled in mosaics and has also a heated shower. The pool measures 14 x 5 m. and has a maximum depth of 2.50 metres. A large area of the garden, with a patio equipped with table, chairs, sun beds and deckchairs, guarantees guests many a pleasant and relaxing moments relaxing in the shade.
INTERIORS: the main house has two floors. On the ground floor the entrance leads directly into the dining area with a large table seating 12, a large kitchen with stone fireplace, pantry, single bedroom, service bathroom. The entrance also leads to the original living room which has been built out of the old animal shed and still has the old feeding-troughs for the animals. This room has large French windows which lead to the outside where guests can relax or dine alfresco overlooking the pool and the splendid view of Orvieto. An internal staircase as well as the traditional external one lead to the first floor with a small cooking/dining area suitable for breakfast, reading room with antique stone fireplace, three bedrooms (2 double and 1 twin) each with en suite bathroom, 2 with shower and 1 with tub and wall shower panel. Ten metres from the house is a two storey Guest House. On the ground floor is a large double room with en suite bathroom with shower. On the top floor is a small independent apartment composed of a fully equipped kitchen/living room with fireplace, twin bedroom and bathroom with tub and wall shower panel.
SERVICES INCLUDED: initial and final cleaning plus daily housecleaning for 4 hours, weekly linen, gas for kitchen use, water, electricity, pool and park maintenance..
