A small hamlet close to San Lluis, Llumacanes is surrounded by open countryside and is a typical Menorcian village with white painted farmhouses and a pretty church standing in the old town square.

The capital, Mahon is 5 minutes away by car. There is a very good restaurant in the village, a local shop and the nearest supermarket is less than 5 minutes away by car. San Lluis, where there are shops and banks is also about 5 minutes away by car, and the beaches of the south coast are less than 10 minutes drive away.

This is a recently refurbished 5 bedroom villa finished to an exceptionally high standard throughout and ideally situated close to the centre of the a quiet village, with a pretty garden full of wild flowers and large pool.

Tastefully converted, the old farmhouse retains all the character of a typical Menorcian country house and is airy and bright with the modern additions of under floor central heating, humidity control and part air conditioning.

Entrance to the villa from the private large driveway with turning circle leads to an old rear entrance with restored bread oven and paved pathway, into a hallway with attractive sofa and stairs to the first floor. An archway leads into a large sitting room with imposing fireplace and log burning stove, Satellite TV and there are French windows opening out onto the terrace areas. There is an archway through into the indoor dining area housing a long marble top table with seating for eight people.

There is a splendid kitchen with every modern appliance including American fridge, dishwasher, washing machine, tumble dryer and large hob/oven. Also on the ground floor there are two bedrooms, one double with en suite and one twin bedroom and separate bathroom.

Stairs lead up to the master bedroom suite with an attractive en suite bathroom and a private sun terrace facing south with lovely views over the open rural countryside. There is a further twin bedroom and a single bedroom, all with plenty of wardrobe space and a further shower room.

Leading from the kitchen there is a lovely small courtyard, an ideal place for enjoying the evening sunshine.

The front terrace has a very substantial built in dining table and BBQ and there are steps down onto the swimming pool terrace with large teak table and sun umbrella and plenty of poolside furniture.

The new swimming pool is large and has Roman steps at the shallow end and ladder access at the deep end. The garden is very private and well established with surrounding terrace and open rural countryside.
