UMBRIA - TODI - PERUGIA
This Villa is an early twentieth century property consisting of a large park and splendid villa, built in a very particular style. It consists of two separate units with a central turret, joined together by a bridge structure. The various rooms can be entered from a succession of terraces, gazebos and gardens surrounding the property. On the north side of the Villa there is a large court where you can find a barbecue area. The estate is halfway between Perugia and Todi and not far from other cultural centres such as Assisi, Orvieto and Spoleto. Slightly further away are the larger centres of Siena, Florence and Rome.
The upper part of the park, where the swimming pool is located, can be an ideal area for organizing parties and dinners during the warm summer evenings. The hill position affords a 360° panorama with breathtaking views and the expanse of the park (about 20 hectares) enables the guests to go for long walks or bicycle rides along the paths that wind through woods, olive groves, vineyards and orchards.
The interior of the villa is handsomely decorated with wooden and tiled floors, wood beamed ceilings, period doors and simple, elegant furniture. The property has air conditioning in all the bedrooms and internal lift with a maximum load of 4 persons.
PARK: the property is provided with an electric gate and is completely surrounded by stone walls and metallic fences. A country road going through woods and vineyards, olive groves and past artificial lakes, will lead you to the Villa. The park is distinguished by secular plants, cypresses, walnuts and cherries, for a total surface of 20 hectares at exclusive guest’s use.
SWIMMING POOL: open from April 28th till October 6th. The swimming pool measures 18 x 6 m , and deep from 1.40 to 2.40 m. The swimming pool is located in a slightly raised position compared to the villa; you will have to take a staircase of about 30 steps or a short walking through the garden in order to reach it, is fully equipped and has also a dressing room and toilets.
INTERIORS: The Villa was built following the particular slope of the hill, and it ‘s composed on the lower level by two independent apartments, both with private and direct access from the path. The first one consists of one double bedroom with a single bed added, bathroom with jacuzzi tub and a little kitchenette,. there is also an outdoor patio. Adjoining this, you will find the other apartment consists of a kitchenette, two double bedrooms and a bathroom with jacuzzi tub shower. On the upper level, that can be reached either from the upper road level or though an internal elevator, the main entrance leads to a large hexagonal-shaped living room with terrace, fireplace, spacious reading/study area, sitting room, dining room, fully equipped professional kitchen and two lavatories, one of which equipped for disabled people. An original wrought iron and tile spiral staircase leads up to the sleeping area. On the left wing of the building, there is a living room with a fireplace from where one can reach the three double bedrooms each with en suite bathroom with jacuzzi shower. The door opposite this room leads to the passage area (bridge structure) with large windows, from which tourist can admire the gorgeous panorama. This area is used as a reading/study area and joins the two wings of the property. On the right wing there are two double bedrooms one of which has an single bed added, both with en suite bathrooms, one with jacuzzi tub shower and the other one with jacuzzi tub. Both rooms have a splendid terrace with access to the park on which to have breakfast in the morning and admire the sunset in the evening. Furthermore, in between the ground floor and the first floor, you’ll find the service rooms, including a laundry room, pantry and a servants’ room. On the right wing of the building has been created a cellar, it has brick walls and special racks for wine conservation. It is furnished with a table for 18 people and it has also a convenient fridge. All the Villa levels are connected by an internal lift for four people.
SERVICES INCLUDED: water, gas for kitchen use, initial and final cleaning plus 3 hours twice a week (excluding Sunday), weekly linen, swimming pool and park maintenance, incoming call telephone.
